The home concession applies a reduced rate to the first $350,000 and general rates to the balance. It can save up to $7,175. Eligibility changed for transactions from 1 August 2026.

First home and foreign buyers
Select one transfer-duty relief option. Foreign buyer duty is calculated separately on the liable residential interest before relief, subject to the state’s exemptions.
QLD buyer rules
First home relief
Established first home: no duty up to $700,000, then stepped deductions from home duty below $800,000. At higher values, home rates can still apply. Eligible first new homes and residential vacant land have a full concession without a price cap for contracts from 1 May 2025.
For contracts from 1 August 2026, every purchaser in this whole-property estimate must be an Australian citizen, permanent resident or specified foreign retiree. Check age, market value, prior residential ownership anywhere in the world, prior land concessions and the relevant occupancy or building requirements. A new home must satisfy QRO’s definition and evidence requirements; intending to demolish an existing home does not make it new.
8% from 1 July 2024. Add 8% of the liable foreign interest in the pre-concession residential value, retaining cents. General-rate estimates can include a partial foreign interest. A liable foreign share combined with a home concession needs QRO’s mixed-claim calculator under the current eligibility rules.
Check QRO’s foreign-person rules and any exemption, including specified foreign retirees. Citizenship or a permanent or special category visa can affect individual status. This tool covers ordinary direct purchases by individuals, rather than trusts, companies or landholder acquisitions.
Can I claim the QLD home concession if I owned a home before?
Potentially. The home concession is separate from first home concessions and can apply to a subsequent home you will live in. Occupancy, purchaser status and other conditions apply. This estimate assumes every purchaser qualifies for the same treatment on the whole residence.
What changed in QLD from 1 August 2026?
For transactions entered into from that date, home concession eligibility generally requires purchasers to be Australian citizens, permanent residents or specified foreign retirees. Occupancy requirements still apply. Use QRO’s guidance for earlier contracts, mixed claims, trusts or buyers with different eligibility.
Are QLD first home buyer concessions included?
Yes, for a fully eligible whole-property claim. An established first home up to $700,000 has no duty; above that amount the additional first home concession reduces in $10,000 steps and ends at $800,000. The ordinary home concession can still apply at higher values. Eligible first new homes and residential vacant land have a full concession without a value cap for contracts from 1 May 2025. Purchaser-status requirements apply from 1 August 2026.
Why can duty include cents for a whole-dollar property value?
QLD charges for each $100 or part of $100 above the band threshold. A value just above a threshold starts another block. For example, at $75,001 the general duty is $1,053.50. The result retains cents rather than rounding to a whole dollar.
Can I combine a QLD concession with additional foreign acquirer duty?
Current home concessions require Australian citizenship, permanent residence or specified foreign-retiree status for each eligible buyer. A liable foreign interest alongside a concession therefore needs a mixed-claim assessment. This calculator directs that combination to the official QRO calculator. For a general-rate purchase, it can add 8% AFAD to the declared liable foreign share, retaining cents. Specified foreign retirees may have a separate AFAD exemption.
Are my property values uploaded?
No. These calculations run in your browser. Tool usage events record the selected state and rate basis, without your property value, foreign ownership share or duty amount. This tool does not ask for visa documents or personal identity details.

This Sparksverse estimate covers ordinary direct residential purchases by individuals using current rules. Check official guidance or your conveyancer for a different contract period, mixed buyer eligibility, shared equity, off-the-plan value adjustments, other exemptions or a non-residential transaction. First home owner grants and land tax are separate from duty.
