The PPR rate can reduce duty for an eligible home above $130,000 and up to $550,000. At higher values, the general schedule applies. This is separate from first home buyer relief.
VIC general contracts from 1 July 2021; current PPR schedule checked 4 November 2026.
Relief examples assume whole-property eligibility. Foreign-duty examples use the stated liable share after any separate exemption. All values below use the same calculation functions as the form.

First home and foreign buyers
Select one transfer-duty relief option. Foreign buyer duty is calculated separately on the liable residential interest before relief, subject to the state’s exemptions.
VIC buyer rules
First home relief
An eligible new home, established home or vacant land is exempt up to $600,000. A sliding concession applies above $600,000 to $750,000, reaching ordinary duty at $750,000. First home relief replaces the PPR selection.
Check all purchasers’ age, market-value purchase, prior ownership and principal-residence conditions, including your spouse or partner’s history. At least one purchaser must meet the relevant citizenship or permanent-residence requirement. Occupancy normally lasts 12 continuous months, starting within 12 months of settlement; vacant land has separate completion and move-in deadlines.
8% for agreements from 1 July 2019. Calculate 8% on the liable foreign share of the value before concessions, and round it separately to the nearest dollar, with exact half dollars down. A fully exempt first home transfer also exempts additional duty. A partial concession does not reduce its value base.
Check individual foreign-purchaser status and exemptions, including eligible spouses or partners. New Zealand citizen residence rules changed for settlements from 26 November 2025. Enter the share still liable after any separate exemption.
PPR means principal place of residence. Eligible purchasers can use a lower rate for a home above $130,000 and up to $550,000. The saving reaches $3,100. General rates apply above $550,000.
Do I have to live in the Victorian home?
For the ordinary home purchase covered here, the PPR conditions include moving in within 12 months of settlement and occupying the home for 12 continuous months. Joint purchasers and related-party transactions have additional rules. Check the SRO conditions before choosing the concession.
Is the VIC first home buyer exemption included?
Yes. The first home buyer option applies an exemption up to $600,000 and a sliding concession above $600,000 to $750,000, subject to the SRO eligibility rules. It covers an eligible new home, established home or vacant land for your first home. It replaces the PPR selection rather than stacking another discount on top. At $750,000, the concession has tapered to zero.
What happens above $2 million in Victoria?
For general-rate contracts from 1 July 2021, duty is $110,000 plus 6.5% of the value above $2 million. Ordinary duty rounds to the nearest whole dollar with exact half dollars rounded down. The first home buyer calculation uses the SRO’s separate whole-dollar rounding sequence.
Can VIC first home buyer relief remove foreign purchaser additional duty?
An eligible transfer fully exempt from land transfer duty is also exempt from foreign purchaser additional duty. A partial first home buyer or PPR concession does not reduce the value used for additional duty: the current 8% rate applies to the liable foreign share before concessions. A concessional duty result rounded to $0 above the exemption threshold is not a full exemption. Separate spouse, New Zealand citizen and other exemptions must be checked with the SRO.
Are my property values uploaded?
No. These calculations run in your browser. Tool usage events record the selected state and rate basis, without your property value, foreign ownership share or duty amount. This tool does not ask for visa documents or personal identity details.

This Sparksverse estimate covers ordinary direct residential purchases by individuals using current rules. Check official guidance or your conveyancer for a different contract period, mixed buyer eligibility, shared equity, off-the-plan value adjustments, other exemptions or a non-residential transaction. First home owner grants and land tax are separate from duty.
